    DIRECTOR, DEVELOPMENT AND CONSTRUCTION

    Vitrian is a real estate development and investment platform focused on the GMP / biomanufacturing sector. The firm provides a range of services to users as they look to stand-up manufacturing facilities throughout North America, including (i) creative capital solutions, such as sale-leasebacks and equipment financing, (ii) facility development solutions, from market diligence & site selection to development and construction, and (iii) process & facility design and commissioning. The firm was founded in 2022 and is backed by prominent national investors with significant life sciences investment experience.

  • Ideal Candidates:

    Vitrian is seeking a Director of Development and Construction, developing proposals and executing small and large-scale design and construction projects across cGMP / biomanufacturing-focused projects. Biotech, pharmaceutical and/or health-care-related experience- particularly in projects that require FDA-validated facilities- is heavily favored but not mandatory. Candidate should be eager to pick up and learn new tasks quickly, working both independently and collaboratively as appropriate. Must be an excellent listener and strong communicator who can interface with project team and Vitrian management to facilitate a well-run project. Responsibilities would include site-selection and evaluation, re-development and development feasibility, preparation of basis of design, budget evaluation / coordination, construction administration and management duties, including oversight of all relevant trade partners and consultants. Ideal experience with Integrated Project Delivery tools such as targets value delivery, trade partner engagement and pull planning to accelerate execution, improve cost certainty, and maintain quality. Candidate is a self-starter with a can-do attitude and shows ability to navigate complex problems searching for outside the box ideas.

    Strong preference for candidates who demonstrated the above skills / experience through ground-up and greenfield development projects.

    Position requires ability to travel to Vitrian offices in either Texas or Maryland as well as job sites.

  • Responsibilities:

    The candidate would work on projects across Vitrian’s national platform in multiple markets such as Texas, Colorado, Massachusetts, Maryland and others. The candidate will manage development, redevelopment, and tenant fit-out projects. Many of the projects will require design-build / build-to-suit construction approaches with users, with the candidate overseeing day-to-day coordination and engagement.

    Specific responsibilities, on a project-by-project basis, would include the following:

    • Assist in the selection of the Design Team consultants.
    • Assist in the sourcing of other project consultants (3rd party inspections, expeditor, specialty consultants, etc.).
    • Assist in the selection of the General Contractor (and Construction Manager as appropriate) and develop scope and budget; negotiate construction agreement.
    • Coordinate design and contractor meetings with architect, consultants and GC/CM, weekly.
    • Review design drawings for constructability, best practices, design completion and conformance with Vitrian standards.
    • Review preliminary budgets and work towards a complete GMP for the project. Value engineering exercises as required for projects.
    • Lead (or as appropriate, work with local partners) with permit, zoning, and entitlement requirements.
    • Manage GC/CM and address construction issues in a timely manner.
    • Manage design consultants.
    • Assist with local AHJ issues as it relates to waivers, proffers or areas that require interpretations.
    • Work with 3rd party leasing and legal for tenant negotiations and ensure lease commitments are withheld.
    • Establish/maintain positive relationships with GC’s, CM’s, architects, engineers, and consultants across the US in Life Science industry.
    • Build a strong brand name and reputation across operating platforms.
    • Negotiate change orders and agreements to ensure they represent truly out of scope work and the pricing is fair and accurate.
    • Coordinate with internal Vitrian team to establish project proforma and update through life cycle of project.
    • Communicate issues and work to develop solutions to limit risk and exposures to Vitrian.
    • Organize project records and provide monthly reports to Vitrian management as it relates to
      • Schedule – Review CM updates
      • Budget – Manage change order process and provide regular budget updates. Review and approve monthly payment applications, develop and maintain anticipated cost reports.
      • Update and maintain construction budget and anticipated cost report.
      • Quality – Manage the quality control process for the project (internal, third party, GC)
      • Procurement – work with GC/CM on scope and selection of subcontractors
    • Coordinates and conducts pencil requisition meetings with lenders and bank representatives, to review work-in-place, prior to pay application submission and monthly draw funding.
    • Report on key metrics and issue to management.
    • Upholds Vitrian integrity and conducts business with honesty and transparency.
  • Qualifications:

    Bachelor’s degree is required. Graduate degree in Construction Management, Architecture, Engineering or Real Estate is preferred, with a minimum of 5-8 years of experience in development, with knowledge of various types assets including healthcare, medical or life science property construction. Proven communication and negotiating and influencing skills. Experience and in-depth knowledge of target local markets is preferred. Strong working knowledge of Work, Excel, and PowerPoint.
